Homebuyer Education & Counseling Program

 

Davidson Housing Coalition serves as the arm of the Town of Davidson in its implementation of the Affordable Housing Ordinance, requiring 12.5% of each new residential development to be designated as affordable housing. Davidson Housing Coalition has worked with the Town and developers to construct rental properties, including The Bungalows and Creekside Corner, single-family homes and town homes available for purchase. With the current growth in Davidson, approximately 200 affordable units will be available to lower-wealth families and individuals who earn less than 80% of the area median income to purchase or lease-to-purchase in the coming years. Families and individuals interested in purchasing an affordable home through this ordinance must complete DHC's Homebuyer Education and Counseling program. If you are interested in becoming a homeowner or finding out if you qualify for an affordable unit, follow these steps:

Complete an application and return it to Gail Brooks-Lemkin, as indicated

Attend a Homebuyer Education Workshop, offered on an indiviudal basis. DHC recommends you start here first to be oriented to the process of homeownership, including sessions on:

            Spending, Saving, & Budgeting        

            Credit & Debt Evaluation

            Mortgages & Lenders

            Home Maintenance

            Foreclosure Prevention

Complete one-on-one counseling with DHC's Housing and Financial Counselor, including credit, debt & budget counseling, as needed. DHC will determine how much house you can afford through the evaluation of your:

             Income Eligibility

             Debt-to-income Ratio

             Credit report from all 3 bureaus

             Job History

Individual HBE workshops are available for individuals preparing to close. These one-on-on workshops are by appointment only. A non-refundable fee of $100 is required in addition to loan work for verification purposes.

All Homebuyer Education workshops and One-on-One counseling sessions are offered to anyone in need of such services. Minimal fees apply to assist DHC with program expenses. Interested in attending a Financial Literacy Workshop?  Please download, complete, and return this form.  We hope you can join us! Some individuals and families have participated in DHC's Lease to Purchase program. While planning for their eventual purchase of a home, DHC allows families with more extensive credit or financial concerns to lease the property for a period of time to prepare for home purchase with DHC's Financial and Housing Counselor.  Program dependent on the availability of such a unit.

SHARE Network Access Point - A Job Search Initiative

In June 2010, Davidson Housing Coalition, in partnership with the Charlotte- Mecklenburg Workforce Development  Board and JobLink Career Center, established SHARE Network Access Point. SHARE, Sharing How Access to  Resources Empowers, is a community program designed to give local residents access to job search  resources that would otherwise be unavailable. SHARE seeks to close the gap between the increase in  unemployment and the people who cannot easily access job search services. Since the programs’ launch,  more than 130 people have utilized the SHARE program and more than 30 clients have successfully found  employment.    

SHARE provides clients with one-on-one consultations with job search counselor Gail Brooks-Lemkin. With  more than 20 years of experience in workforce development, Gail assesses client’s needs to provide the  most effective assistance. In addition to meeting with a job search counselor, clients also have access to  the SHARE Network Resource Directory, a web-based directory that contains comprehensive listings of  services that are relevant to job seekers.
